The Ogun State Government has officially unveiled the Gateway International Airport, a world-class aviation facility acclaimed as Nigeria’s most technologically advanced airport. Strategically located along the Iperu–Ilishan corridor in the Remo Zone of Ogun State, the airport sits at a vital junction connecting major cities such as Lagos, Ibadan, and Ijebu-Ode.

The Gateway International Airport is approximately 45 to 50 kilometers from Ijebu-Ode, with a travel time of about 45 minutes to one hour via the Sagamu–Benin Expressway, making it easily accessible to travelers and businesses across the eastern and central parts of Ogun State.
Commissioned by Governor Dapo Abiodun, the airport is equipped with cutting-edge aviation technology, including automated passenger check-in systems, modern air traffic control facilities, enhanced security infrastructure, and eco-friendly smart terminals. Its extensive features include VIP and business lounges, a dedicated cargo and logistics zone, ample parking, and a runway capable of accommodating large commercial aircraft.

Surrounded by key landmarks such as the Sagamu Interchange, Nestlé Nigeria Headquarters in Sagamu, Ogun State Agro-Cargo Hub, and the Gateway City Free Trade Zone, the airport’s location enhances its potential as a major economic, trade, and logistics hub in southwestern Nigeria. Its proximity to the Lagos–Ibadan Expressway ensures smooth regional connectivity and efficient transport access.
Speaking during the commissioning, Governor Dapo Abiodun described the Gateway International Airport as a transformative project that symbolizes Ogun State’s commitment to innovation, industrial growth, and global competitiveness.

“The Gateway International Airport is not just a piece of infrastructure; it is a gateway to economic prosperity,” Governor Abiodun stated. “With its strategic location and advanced facilities, this airport will connect Ogun to international markets, attract investors, and create jobs for our people.”
With its strategic position, modern design, and technological sophistication, the Gateway International Airport is set to redefine air travel and commerce in the region, cementing Ogun State’s status as a premier aviation and industrial destination in West Africa.
HERE’S A BREAKDOWN OF HOW THIS DEVELOPMENT WILL IMPACT REAL ESTATE GROWTH IN IJEBU-ODE AND ACROSS OGUN STATE:
1. Rapid Increase in Land and Property Values
The proximity of the Gateway International Airport to major towns like Ijebu-Ode (about 45–50 km away) will drive up land and property prices significantly. Investors and developers will rush to acquire plots for residential estates, hotels, logistics parks, and commercial centers to cater to growing demand.
- Areas like Iperu, Ilishan, Ogere, Sagamu, and Ijebu-Ode are expected to experience a sharp rise in land value (projected 30–70% in 2–3 years).
- Farmlands and undeveloped plots around these corridors will likely be converted into mixed-use developments and gated communities.
2. Expansion of Residential Housing and Estates
With increased movement of workers, aviation personnel, business travelers, and investors, there will be a surge in housing demand.
- Developers will focus on affordable housing for airport and industrial workers, and luxury apartments for executives and frequent flyers.
- Towns such as Ijebu-Ode, Sagamu, Iperu, and Ilishan will attract new private estates, serviced apartments, and short-let accommodations to serve the growing transient population.
3. Commercial and Industrial Real Estate Boom
The airport’s proximity to major expressways and industrial corridors (Sagamu Interchange, Free Trade Zone, Agro-Cargo Hub) will make Ogun State a logistics and manufacturing hub.
- Expect development of industrial parks, warehouses, cargo terminals, and logistics estates.
- Ijebu-Ode, known for its accessibility, will benefit as a secondary logistics hub, offering cheaper land options for storage, transport, and distribution businesses linked to the airport.
4. Growth in Hospitality and Retail Sectors
Tourism and business travel will increase significantly, leading to expansion in hospitality, retail, and entertainment.
- Hotels, restaurants, shopping plazas, and event centers will flourish in Ijebu-Ode, Ilishan, and along the Sagamu–Benin corridor.
- Developers will capitalize on the influx of travelers by building airport-view hotels, lounges, and malls nearby.
5. Improved Infrastructure and Connectivity
To support airport access, the government and private investors are expected to expand road networks, power supply, and public transport systems linking the airport to cities like Ijebu-Ode, Abeokuta, and Lagos.
- These improvements will further open up surrounding communities for development and attract real estate investors who previously avoided the area due to poor access.
6. Increased Investor Confidence
The Gateway International Airport signals Ogun State’s readiness for global investment. Real estate developers, both local and foreign, will view the region as a high-return, low-entry investment zone compared to Lagos.
- The airport will anchor long-term economic zones — such as residential cities, tech villages, and agro-industrial estates.
